Donald E.V. Goyan

Mr. Goyan has an extensive background in both corporate law and the commercial real estate industry with over 20 years of legal experience and over 15 years of in depth commercial real estate experience.  After graduating from the University of Alberta's Faculty of Law in 2000, and subsequent call to the Alberta Bar in 2001, Mr. Goyan started his career in private practice with a large regional law firm based in Edmonton, Alberta. After 5 years of private practice, Mr. Goyan joined a large regional commercial real estate developer based out of Calgary, Alberta.  Mr. Goyan spent 5 years with this organization, first as their in-house Legal Counsel and then later as their Manager of Retail Leasing.  He then left to join the head office of a national, industry leading hair salon chain based in Red Deer, Alberta.  Mr. Goyan spent over 10 years with this organization as a member of the senior executive team, acting as their Vice President, Legal and Development and as a member of their senior leadership team.  In addition to overseeing the legal department, Mr. Goyan also looked after all of the organization’s real estate needs, including leasing, site selection, franchising, renewals, acquisitions, store closures, rent reductions and dispositions.  During his time with this organization, Mr. Goyan played a key role in growing the national footprint of the chain.  Through a combination of franchising, new store openings and acquisitions, the overall store count of the chain grew from 60 to over 115 salons from coast to coast across Canada, including the introduction and growth of new concepts and banners.

Mr. Goyan has extensive experience acting for both Landlords and Tenants in drafting and negotiating a wide variety of commercial agreements, including offers to lease, letters of intent and tenant proposal forms (both binding and non-binding), leases, amending agreements, rent deferrals, rent abatements and restructuring, renewals, subleases, assignments, consents, subordination agreements, non-disturbance agreements, non-disclosure agreements, estoppel certificates, notices of default and lease terminations.  Mr. Goyan has successfully completed numerous commercial lease negotiations with Landlords and Tenants of all sizes and sophistication across the country, in projects ranging from small strip centres to major regional power centres, enclosed malls and industrial projects.  His years of experience have provided him with strong direct relationships with many senior leasing representatives and executives of regional and national Landlords, Tenants and brokerage firms across Canada.

Mr. Goyan provides the experience, expertise and personal relationships needed to draft and negotiate complex commercial lease agreements with sophisticated parties in a timely and efficient manner.  His extensive industry experience also uniquely positions him to undertake special projects that require a specific skill set that can be difficult to outsource to third parties, but which are too time consuming to complete in-house. 

In addition to Mr. Goyan’s extensive background in the commercial real estate industry, he also has a great deal of experience in residential real estate, wills & estates and providing general corporate & commercial representation and advice.
